Senior Project Manager - Construction (Multi-Family Experience Required)
Primary Function:Provide overall technical leadership and management for construction projects, specifically within the multi-family sector. Responsible for ensuring the timely and cost-effective completion of all phases of construction projects, with a strong focus on schedule adherence, budget management, and quality control.
Key Responsibilities:
Lead, motivate, and support the project team, ensuring safety, quality control, and adherence to the project schedule.
Proactively read and interpret plans and specifications from Architects/Engineers and effectively communicate these to the project team.
Collaborate with a variety of stakeholders to schedule and plan work, coordinate equipment and materials, and monitor project progress.
Act as a liaison with clients, maintaining strong relationships to ensure project success and customer satisfaction.
Devise and implement cost-effective strategies to facilitate smooth and efficient project completion.
Ensure projects operate within established budgets and manage financial aspects including forecasting and cost control.
Understand and uphold contract requirements, particularly in relation to proper notice procedures and compliance with contract documents.
Obtain necessary permits, approvals, and regulatory prerequisites to advance project progress.
Manage all project documentation, including subcontracts, purchase orders, change orders, and profit forecasts.
Perform quantity take-offs, unit pricing, and prepare monthly progress reports.
Negotiate subcontracts and change orders with subcontractors and suppliers, as well as with owners to ensure project terms are met.
Prepare and issue owner letters, RFI's, and assist in RFQ/RFP submissions as required.
Maintain a strategic view of project progression, anticipating challenges and opportunities 6 months to a year ahead.
Work closely with Superintendents to ensure smooth coordination between on-site activities and project management.
Mentor and train Assistant Project Managers and Project Engineers to support their professional growth.
Review submittals for compliance with contract documents and process them for approval by Design Engineers.
Participate in client presentations and contribute to the pursuit of future business opportunities.
Promote safety, integrity, hard work, and quality throughout all project stages, ensuring compliance with safety programs and OSHA guidelines.
Qualifications and Certifications:
Completion of OSHA 30-Hour Construction Safety Course.
Strong proficiency in project management software, scheduling tools (such as Microsoft Project), and Microsoft Office Suite (Word, Excel, PowerPoint).
Demonstrated experience in managing multi-family construction projects.
Excellent organizational, communication, and leadership skills.
Ability to work independently and drive project success from inception through completion.
